The definition of a time motivated seller is a person who has a reason to sell their property at Below Market Value (BMV) within a very short timeframe i.e. due to repossession, debt, divorce, relocation and a number of other reasons.

You need to find these motivated sellers and set up a network which brings them to you. Also you need to create this network so that when a seller becomes motivated to sell YOU are the one that they CALL FIRST.

Don't expect to get the best deals from an estate agents display as it won't happen. They are snapped up because the seller wants to sell quickly for less money. Makes sense doesn't it. And guess what - the majority go to the Agent's friends or developers contacts.

The best way to get the best deals is to get them through your own means.

One of the biggest frustrations I hear from people getting started in below market value property investing is - lack of money. They don't have enough money for deposits. They
can't have that money tied up for months, even years. They can't buy multiple properties because they don't have the cash. I have some suggestions for how you can use 100% financing, so you don't have to use any of your own money. Sound too good to be true? I
assure you it's not.

Below Market Value Property Investing - Secret #1 - How To Buy Property At Up To 30% Below Market Value (BMV) Using Little To None Of Your Own Money

Closed Bridging Finance can be a very effective way to quickly grow a portfolio if you are purchasing properties below market value.

It can enable you to purchase properties with very little money and then get instant money returned to you on completion.

A bridging loan is a tool, and just like any tool it is extremely useful when used correctly.

1. How to finance your No Money Down (NMD) Below Market Value (BMV) deals using Closed Bridging.

Once you have found a BMV property then effectively you can buy the property with minimal or no deposit.

You have to ensure that you are dealing with time motivated sellers with enough equity in their property to pay their mortgage and all their liabilities off.

This is what a BMV deal is, usually 15-30% below market value with the aim of having to use none of your own money to finance the deal.

As described in my full course, my preferred method is to use Closed Bridging.

You would purchase the property using 100% closed bridging finance and then immediately (on the same day) refinance using a traditional buy to let re-mortgage.

This allows you to complete a no money down deal as the bridging finance pays for the initial purchase at below market value then the pre arranged buy to let re-mortgage repays the bridging and returns any cash back that you have negotiated out of the deal.

Many serious property investors have created enormous property portfolios with very little money upfront. The secret is borrowing against the value of a property rather than the purchase price.

This is the preferred method compared to using two buy to let mortgages:
1. There is no need to mortgage twice and encounter double the fees i.e. solicitors and valuations.
2. It takes less time to set up and less waiting for instance for valuations on both mortgages.
3. There is no need for a deposit as the bridging finance covers 100% of the initial purchase price. Also this means you have no money tied up in the property and also that you can buy unlimited properties that meet the buy to let lenders criteria.

Summary of how to purchase a property using Closed Bridging Finance

4. When you are ready to complete and the buy to let mortgage funds have arrived at your solicitors, the bridging funds are then also sent to your solicitor.
5. The bridging funds are used to purchase the property at the BMV purchase price you have negotiated (The bridging finance covers this 100%).
6. The property is then immediately refinanced (same day) using the buy to let re-mortgage funds and the bridging finance plus interest is paid back and any equity balance paid to you.
