Deal

Checklist
a. Does the rental valuation work?
b. Is there enough equity in the property?
c. Is the seller time motivated?
d. Will the seller accept my minimum BMV% value as an offer? You need to
work out your minimum BMV% value. This will be dependent on:
1. The value range of the property.
2. Your power team and transaction costs.
3. The location of the property.
4. The BTL re-mortgage product you can get.

How to deal stack a BMV lead
*********************************************************************
This is how you would evaluate a lead that has come in.
1. Ensure that the vendor is time motivated.
2. Calculate the minimum BMV% on this depending on estimated value,
mortgage product, transaction costs and location.
Market Value is £150,000.
Checklist and (BMV%).
1. Using Mortgage Product A 85% LTV 5.5% interest 125% rental coverage (15%)
2. Bridging 0.85% of purchase (No Broker Fees) (0.68%)
3. Total Buying Costs £2000 (1.33%)
4. Finders Fee 1.5% of purchase (1.2%)
5. Stamp Duty 0
6. Location Benefits 0
Total = 18.21%
You would be looking for a discount of 18.21% for a NMD deal.
This would mean a maximum purchase price of £122685 which means no stamp duty is
payable as below the 125k threshold.
3. Make sure there is enough equity in the property? The sellers mortgage,
redemption penalties, arrears and loans = £100,000
4. Does the rental valuation work? Estimated rental is £850.
Mortgage = 85% of £150,000 at 5.5% interest.
= £127,500
= £7012.50 / 12
= £584.37 a month
= £584.37 * 125% = £730.47
The rental valuation works.
5. Have to negotiate between £100,000 and £122685. If we negotiate below
£122.685 we would get cash back.

How to get cash back on every deal
*********************************************************************
1. Calculate your minimum BMV% (as previously explained)
2. Identify the area between your maximum purchase price (your min BMV%) and the
sellers total liabilities. (This is the Negotiation Area).
In this area you will meet the needs of both parties i.e. the seller's
liabilities and your own costs.
3. Make sure that you negotiate as low down as possible as this will give you
more cash back
By buying property at below market value you will see that there is massive
potential to buy properties and have very little invested in them and give you
cash back as well.
This also enables you to build a bigger portfolio as you have no cash invested
in the deal. Effectively you will be getting the property for FREE!
