How do you find motivated sellers? First, find people who come into contact with
motivated sellers. Second, put your information where motivated sellers will see
it. Third, look for specific signs a seller may be highly motivated to sell
their property below market

People you need to know, and places you need to be to find motivated sellers:
1. People that are in debt
2. Surveyors
3. Local Nosey Parker
4. Estate Agents
5. Letting Agents
6. Solicitors
7. Accountants
8. Place postcards, business cards in shops i.e. supermarkets, newsagents.
9. Look in the area for homes requiring work or in a bad state
10. Look for private property ads in newspapers
11. People emigrating/re-locating
12. Landlords with problems with tenants.

Get to know your contacts well and build up a professional relationship. Keep in

Three Questions to Instantly Qualify Leads

The process of determining whether your sales leads have the potential to become
a prospect is known as "qualifying" the lead. In some cases, a sales lead can be
qualified by the finder prior to making first contact.
Here are the three questions you must ask:
1. Why are you selling this property?
2. How quickly do you need to sell?
3. What is the value you think the property is worth?
Numbers 1 and 2 lets you know how time motivated the seller is and Number 3 lets
you know how flexible the vendor is with regards to price, don't worry if they

to a home visit.
