Below Market Value Property Investing - Secret #5 - Negotiating with Motivated
Sellers

The big thing to remember with buying BMV is that you have to solve the vendor's
problems first. Do this correctly and the house will follow. Good negotiation
skills can make or break you with regards to BMV investing so polish up on these
skills and
practice them as much as possible to improve your skills.
Avoid launching into a lengthy discussion of what you can do for your vendor
until you thoroughly understand what challenges they face. Use 'open'
questioning to gather this information and avoid jumping to conclusions too
quickly.
Listen carefully to what they say and clarify anything that is not clear. Ask
them to elaborate by using prompts such as "uh-uh," "tell me more," and "what
else?"
Many Options - When the time comes to present your property buying service, try
not to limit the prospect to one option. Provide a choice of solutions that meet
specific concerns. Explain the benefits of each option, and when necessary,
discuss the drawbacks
of each alternative. Do not present so many options that the decision becomes
overwhelming. Be prepared to tell your prospect which option best suits their
needs if they ask.

How To Increase Your Perceived Reputation, Credibility and Power

Increase your perceived power.
One of the main differences between negotiators is how confident they feel when
negotiating.
Typically, the more confident we feel, and the better we are prepared, the more
successful the outcome of our negotiations.
Personal power comes from many sources. To build up and increase our confidence
as negotiators we need to step back and analyze the sources of our personal
power and compare them with those of the people with whom we are negotiating.
Power is not absolute. In most negotiating relationships the power balance moves
with time as the negotiation progresses.
Here are just a few examples of sources of power:
Information Power:
Information power comes from having knowledge that will influence the outcome of
the negotiation. Planning and research can increase our information power, as
can asking the right questions before we reach the bargaining phase of the
negotiation. i.e. do you have the
price of comparable properties?
Reward Power:
Reward power comes from having the ability to reward the other party in the
negotiation. i.e. being able to complete the property transaction in a certain
timeframe.
Coercive Power:
Coercive power is the power to punish. This is seen most commonly in the
buyer-seller relationship, but can be a feature of other types of negotiation.
You can walk away from the deal if you have to.
Situation Power:
Situation power is the power that comes from being in the right place at the
right time i.e. a vendor is desperate to sell their property fast and you are
able to offer this service. Having an effective network and keeping in touch
with what is happening can increase your situation power. i.e. you will be
contacted by these people as your property buying service is in demand.
Expertise Power:
Expertise power comes from having a particular skill which you can apply and
which can influence the outcome of the negotiation. Improving negotiation skills
helps you win better deals. Other areas of expertise could also help the outcome
of the negotiation, like
the ability to pay cash and wrap the deal up quickly and have a supporting team
to help do this.
And Finally - Referent Power:
Referent power comes from being consistent over time. If people see you as
having a clear, consistent strategy as a negotiator, you will increase your
referent power.
Having standards that you stick to and being consistent will help to increase
your referent power.
Always remember the more time the vendor has spent with you the less likely they
are going to want to walk away.
Make sure you always find out the exact picture of the motivated sellers
problems so you can structure a deal that removes that problem for them as when
you do this the property will follow.
The points mentioned so far will give you much more power in your negotiations.
