I’ve used these techniques myself to make a lot of money
in below market value property investing.
Here’s an example:
A buyer contacted me when he saw my leaflet which informed him of my cash buying
service.
He called me and said he was looking to move quickly as he was very close to
being repossessed due to debt problems.
I arranged to view the property immediately. When I knocked at the door, I did
well not to jump back in amazement.
The flat was full of rubbish; there were bits of old food on the floor and it
stank.
Anyhow, I knew that it had a lot of potential so we started to discuss his
situation.

time to clean up the property. He was selling the property in its current
condition.

than I had bought it for.

She was a Spanish lady who was getting divorced and had been thinking of settling down with her
sister back in Spain so she could be near her family.
She told me that she had been let down by a couple of previous purchasers and
now wanted to get things settled to be able to move back to Spain.
We discussed the deal and the timeframe that she wanted to complete in.
I made an offer 20% below market value which was initially rejected but she came
back a few days later and accepted 17.5% below market value.
The deal was tied up and completion was set 4 weeks later.
I knew that I had a strong negotiation standpoint as she wanted a guaranteed
sale so she could quickly move back to Spain. She had been let down twice
already and had to wait 6 months more than she wanted to.
The deal equated to 23,000 below market value.
